Vegas (especially Henderson, a big suburb) was the fastest growing major city for several years. But our friend in Henderson (whom we visited a few weeks ago) told us that growth has slowed somewhat.
Growth patterns always change. New York was the most populous state 40 years ago, then CA surpassed it. Now, I believe, CA is losing population--to NV and AZ. For the money you can get for your CA house, you can buy three in either AZ or NV. That's not an exaggeration: last winter we met a woman who told us that, for the money she got for her house in Santa Monica, she bought three in our AZ town: one for herself, one for her mother in law, one for rental purposes. Friends of ours in AZ bought a home in Irvine in the late '60's for $45k, sold it 3 years ago for $1.3 million, and built a big, custom house in our AZ town for one third that amount.
The amazing thing is that FL (another easy gun control state) is still growing rapidly despite all those hurricanes. Power still hasn't been restored to several damaged areas; another disastrous hurricane season is predicted for this year--and yet people are still moving there, and paying big money for homes.
